Q: What determines the rent of
my property?
A: The rental market truly determines what the going
rate is. We use our marketing skills, market
comparisons, and judgment to maximize your rents.
Q: How do you advertise your
vacancies? Who pays for the advertising?
A: The advertising process starts immediately after
we receive a 30 day notice from your resident. In
certain cases we have a waiting list for your potential
vacancies. GCPM markets vacancies in every possible
medium. Some examples are the local newspaper, MLS
service, signs in the front yard, flyers, and online
search engines. We pay for all signage and labor
costs related to marketing your property. The owner
pays for advertising in the MLS and newspaper.
Q: How do you screen tenants?
A: First, we require two forms of identifications
from each adult. Then we screen each prospective
tenant and verify rental history, employment, and obtain a
credit and eviction report.
Q: Who handles problems late at night?
A: We are on call 24 hours a day and 7 days a week.
When an emergency call is received, we then determine the
level of emergency. On most calls we dispatch our
trusted vendors to remedy the problem.
Q : How are security deposits handled?
A: All monies received are deposited into a trust
account. California law states that a tenant must be
refunded the balance of their security deposit within
twenty-one days from moving out.
Q: Do I pay for the tenants’ applications?
A: The potential tenant pays for the application
processing.
